Are there any restrictions for foreigners wishing to buy a property?

No, there are currently no restrictions on foreigners wishing to buy a property in Montenegro, all you need is a valid passport, and our devoted team and professionals will do the rest!

What’s the process when buying a property in Montenegro?

If you want to buy an apartment during the construction phase, you first sign a pre-purchase agreement between the parties at the notary and you are now legally entitled to this apartment.  After the construction process is completed the purchase and sales contract is signed in front of a notary who is assigned for the region where the property is located.Then the notary sends your contract to the cadastre directorate officially and your title deed will be delivered to you within 90 days.

Is it possible to buy an apartment without going to Montenegro?

Purchase and sales contract, which can be signed either personally, or by power of attorney which you can prepera from your country. So you don’t need to come Montenegro to complete process.

What is the cost of property purchase tax?

There is a property purchase tax at the rate of 3% ( if it's a re-sale property), but if you buy a brand new apartment from a construction company, you do not pay 3% tax this is 0% if you buy an apartment from Maya Adriatic.

What is the cost of purchase agreement in Notary?

Fees for drafting the agreement at the notary 's, which depending on the length of the contract will vary from €1500 to €2000 euros with service fee.

Do I need to know the local language to buy real estate?

You do not need to know local language. It is possible to complete the transactions with a translator who knows your mother tongue at the notary. Our team will organise that for you.

How can I get the residence permit of Montenegro?

Who owns an apartment in Montenegro has the right to obtain a residence permit with his/her family and childeren under 18 years old.

What is the procedure for electricity water internet subscriptions

For all your subscriptions, it is enough to give power of attorney to our team and the subscription fees are around 2.500 euros with the service fee.

If I buy an apartment from Maya Adriatic, do I need to buy kitchen furniture?

Although the apartments are delivered without a kitchen throughout the country, the kitchen furniture of Maya Adriatic customers is made by us free of charge.

Are you delivering the apartment furnished or unfurnished?

The apartment you bought is delivered unfurnished.And you can furnish your apartment by your self, or you can buy the furniture package that we will offer you and our expert team can fully furnish your apartment for you.
